These properties tend to be more of a hands-off investment whereby it will be assigned on a fixed 3, 5 or 10-year lease. Rents payable vary but are usually around the average housing benefit value in that area. There are no rental voids and usually no maintenance requirements with these contracts.
Some operators require an option to purchase the property at the end of the term at an increased value. This not only gives you an on-going cashflow during the term of the lease but a capital gain at the end of a given period.
